The entire purpose of the boot camp is aimed at moving landlords to the next level. You often hear this a lot (or a variation of the following) in business promotion:  “Let us help you get your business to the NEXT level.” The thing about that is that nobody stops and really explains or defines what are those levels.  So how do you know when you actually get to a new level? 🙂

Well at my boot camps, we now start off by defining the 5 main levels of landlording. This is so that attendees can identify where they are currently, and more importantly, see where we are headed. Another important point is so that boot camp attendees can tell within 3 to 6 months if the training and bonus resources received has indeed helped them get to the next level or beyond. True business success is all about being able to “measure” your progress. In this brief writing, I can’t fully describe the huge financial impact it will be to your business by reaching the different Landlord Levels. However, below is an outline of how I define the Five Levels of Landlord.


Level 1 Landlord – Awareness of what are the main challenges of rental property success. This means that as a Level 1 Landlord, you are at least aware of some of the 10 main landlording or property management skill categories you and every landlord will have to master in order to become successful. This includes marketing vacancies, screening for good residents. However, most landlords, after becoming aware of some of the needed skills, only begin implemening a limited number of strategies to fill their vacancies. The additional skill sets are where the cash flow is really made and that’s knowing how to maximize income, retain residents, increase performance plus additional vital skills.
Level 2 Landlord – You are not only aware of the landlording skill categories you need to know, but you have gone a step further. You have begun to actually implement at least one or two proactive procedures so that you can produce effective results in several of the 10 landlording categories. For example, not only are you aware that you have to fill a vacancy, you have identified at least one or two effective procedures to increase cash flow AFTER they move in, one or two procedures to increase performance and get your rent, when it is not paid, one or two procedures to keep residents longer and so on.
Level 3 Landlord – As a landlord you are able to implement multiple procedures procedues and strategies to skillfully accomplish tasks in all 10 major categories of successful landlording. You’ve now not only identified and implemented multiple (5 to 10 or more) proactive ideas for each category, but you have developed strategies on how to best implement the ideas (and in what order) to consistently produce results. You have thereby taken the first steps to developing operating procedures for running your rentals.
Level 4 Landlord – You not only are able to implement multiple strategies for effectively handling the various categories, you now INTEGRATE all your ideas and strategies into a series of written checklists for implementing your management procedures.  Further, you have taken the time to organize all the strategies into checklists that are in an easy to follow step by step, complete System for managing all aspects of your rentals. Plus you are continually updating and fine-tuning your procedures/system. In this way you can consistently, efficiently and effectively do all managements tasks, handling many times the number of properties in far less time than you did with fewer properties.
Level 5 Landlord – You are able to DELEGATE various aspects of your rental business. You not only have your written systems in place, but using the written set of checklists you actually delegate many, if not most, of the the management tasks to others. You can easily duplicate andr replicate your management success.  In that way you have the freedom to focus on working ON your business instead of in it, so that you can significantly grow your cash flow and your rental empire if you choose to do so, or the freedom to enjoy life and other activities that are most important yo you.
